A client had approximately $500,000 available and wanted to explore property investment opportunities.

However, traditional lending wasn't necessarily the right fit for their circumstances.

The Challenge

The client wanted to make their available funds work harder, but needed a financing structure that could support a property project without relying solely on traditional income-based serviceability.

The Solution

We explored several potential strategies, including private property lending.

Depending on the deal, lender and circumstances, private lending may provide a different approach to traditional finance.

With sufficient deposit or equity, potential strategies could include:

  • Purchasing a property that needs renovation

  • Renovating and reselling the property

  • Building a new property specifically for resale

  • Using the available funds as equity or deposit towards a larger project
