The Situation

A client was in the process of building a new home in Worongary, QLD, with the property expected to be worth approximately $2.86M.

Construction was already underway, and the client needed $2M in funding to continue the project.

The Challenge

The client had a clear plan to repay the loan — through the sale of property they owned overseas.

However, this type of repayment strategy didn't fit neatly within the usual lending requirements of traditional banks.

The Solution

We explored a short-term construction finance solution based on the property's value and the client's overall financial position.

Loan: $2,000,000
LVR: 70%
Estimated Property Value: ~$2.86M
Term: 12 months
Planned Exit: Sale of overseas property

This provided the funding needed to continue construction while giving the client time to work towards the sale of their overseas asset.

The Process

We looked beyond the standard lending criteria and considered:

  • The value of the property being constructed

  • The client's overall financial position

  • The amount of equity available

  • The proposed repayment strategy

  • The timeframe required to complete the project and sell the overseas property

The Outcome

The client was able to continue their construction project with a funding structure that aligned with their circumstances and planned repayment strategy.

Not every loan has a simple, standard repayment plan. The important thing is understanding the full picture and exploring what may be possible.
