The Situation

A client came to us under significant financial pressure, owing $140K to the ATO and $130K in council debt after years of unpaid bills.

Traditional finance options hadn't worked, but the client owned vacant land valued at approximately $1.2M.

The Challenge

The client needed to address the outstanding debts without being forced to sell everything they owned.

The Solution

We helped the client access finance using the equity in the vacant land.

This gave them the funding and breathing room to move forward with a development strategy.

The land was subsequently developed into 10 properties. The client sold one property to clear the outstanding debt and retained the remaining nine properties.

The Outcome

By using the equity already available in the property, the client was able to address the debt while retaining the majority of their assets.

The right finance structure can sometimes provide a way forward when traditional lending options aren't working.
